Loaded Chicagoland apartment complex gearing for residents in 2015

Deerfield, Ill., will welcome a massive new apartment complex in 2015.

With only two multifamily housing complexes built in Deerfield, Ill., over the past 10 years, demand has led to a combined effort that has recently broken ground.

Conor Commerical Real Estate and Ravine Park Partners are combining efforts to bring Deerfield a four-story luxury development that will include 248 units.

The apartments will come in a range of floor plans for studio, one-, two- and three-bedroom apartments spanning the 432,000-square-foot complex. Initial occupancies will take place in the first quarter of 2015, and the complex is expecting to be fully open by the summer of that year.

"For the community and residents of Deerfield, the Wood view Apartments project will attract new, potentially long-term residents to the area, who will provide a positive economic stimulus to the market," RPP partner Greg Moyer told Multi-Housing News.

Moyer said rent has been going up in the area as demand for housing has increased. He also noted the convenience of living in Deerfield, which is in close proximity to Chicago for residents making the daily commute for work into the city. Deerfield is situated near the I-294 tollway and the Metra commuter rail system.

"We are also confident that this new Class A rental housing stock is a benefit to new employers considering the relocation of employees to the area, expanding or extending their commitment to the area or contemplating new business locations within the North Shore," Moyer added.

What Woodview Apartments has to offer
The four-story development comes with parking spots for 422 vehicles, and it will also feature a state-of-the-art fitness center, business center, conference room, demonstration kitchen, theater and entertainment venue, bicycle shop and lounge area. Those amenities will cover more than 8,000 square feet of indoor space in its two-story community clubhouse.

"On behalf of Conor Commercial and RPP, we're looking forward to the development of one of the first luxury residential properties of its kind within the Village of Deerfield," said Jim McShane, chief executive officer of Conor Commercial Real Estate.

The complex will also have an array of outdoor amenities, including a resort-style swimming pool, outdoor dining and sporting areas, community gardens, landscaped courtyards, pedestrian walkways and a dog park.

The building will also have an electric car-charging station for those going green and a car wash area.
